Description

Corr & Associates Spatial Planning were retained to provide strategic planning advice to the Client and Design Team and to undertake a formal pre-planning consultation with the Local Authority which consisted of a review of relevant planning policy, architectural design as well as a variety of environmental considerations.

We prepared and co-ordinated detailed reports including a Supporting Planning Statement and Visual Impact Assessment Report (VIA) for the consideration of the Local Authority. These documents provided the rationale and justification for the proposed development by addressing compliance with the detailed provisions of the Fingal County Development Plan 2017-2023.

Demonstrating that the fire damaged dwelling had not lost its principal use as a dwelling was fundamental to the application. In addition, a justification for the provision of a replacement dwelling of contemporary architectural style in an area of distinctive character was key to the application, given the High Amenity (HA) Zoning and the sites highly sensitive landscape designation.
