Corr & Associates Spatial Planning were retained to advise on this planning application for the development of a rural dwelling at Man O War in compliance with the Rural Settlement Strategy of the Fingal Development Plan 2017-2023.

The applicant sought planning permission by reason of Exceptional Health Circumstances.

Corr & Associates Spatial Planning were retained to provide strategic planning advice to the Client and Design Team and to undertake a formal pre-planning consultation with Fingal County Council in respect of the development proposal.

We prepared and co–ordinated detailed reports including the Supporting Planning Statement and Visual Impact Assessment report. These documents provided the rationale and justification for the proposed development by addressing compliance with the detailed provisions of the Fingal County Development Plan 2017 – 2023.

Advising on the acquisition of supporting documentation to demonstrate the applicant’s eligibility to apply by reason of Exceptional Health Circumstances was fundamental to the application.

In addition, the High Amenity (HA) Zoning of the area together with the sites highly sensitive landscape designation required an architectural design that could respond sensitively to the rural character of the area whilst exploiting the scenic potential of the site. A justification for the architectural design was successfully presented to the Local Authority at pre-planning.
